Marks and Spencer PLC (M&S) is planning to open a brand-new foodhall at Park Farm Retail Park in Folkestone. (Application references: 26/1017/FH and 26/1018/FH).
The proposals by White Horse Capital have been designed to accommodate a new brand defining c.19,000 sq ft (Net Sales Area) M&S Foodhall, which will enable M&S to showcase the full M&S Food range of over 6,600 products and bring a new quality food store to the catchment. M&S are currently targeting the new Foodhall to open in Autumn/ Winter 2027 and will provide over 50 new local jobs.
The proposal represents a significant investment into Folkestone, bringing a modern and energy efficient store to the established retail location. The plans will mark M&S’ return to Folkestone for the first time since 2006, delivering the very best of M&S Food for local residents, offering the full M&S product range and improving local shopping choice.

The site is located at Park Farm Retail Park, Park Farm Road, Folkestone, within the former Homebase unit which has been vacant since February 2025. The proposed M&S Foodhall is to occupy the eastern half of the existing unit.
Park Farm Retail Park is an established retail destination with existing vehicle access from Churchill Avenue (A259). The site benefits from strong road connections and is already served by local bus routes. Pedestrian routes are in place within the retail park and the proposals will continue to use the existing access and servicing arrangements.
